Businessman Maksym Krippa continues to actively expand his real estate portfolio in Kyiv even in the midst of a full-scale war. Over the past period, he has become the owner of several iconic properties in the capital, including the Parus business center and the legendary Ukraina Hotel.
In a recent interview, Krippa openly commented on his investment projects and financial assets for the first time. He spoke about the motives for acquiring these properties, their importance for the city, and further development plans. Acquisition of a business center in Kyiv during the war: Maksym Krippa’s position
The journalist asked investor Maksym Krippa why he decided to buy the Parus business center with its glass structure during a full-scale war, when the risks for such assets are significantly increased.
Maksym Krippa explained that his investments in Kyiv real estate already exceed $100 million. Regarding Parus, he noted that the former owner offered more favorable commercial terms during the war, although attempts to sell the property were made before February 24, 2022.
The businessman also said that the deal included not only the business center itself, but also debt obligations. At the time of the acquisition, the loan amounted to about UAH 600 million, and this debt was transferred to him as the new owner. Maksym Krippa emphasized that the loan was not part of the deal value, but he continues to service it.
He added that the full amount for Parus was not paid immediately because the deal had a complex structure and was divided into several stages.
Today, the occupancy rate of the Parus business center has reached 90%, which is significantly higher than the average occupancy rate of business centers in Kyiv, which is currently 70-75%. Maksym Krippa acknowledged that there are certain risks in the context of the war, but he is confident that after it ends, the situation will stabilize and the indicators will return to the level that was before February 2022.
According to Maksym Krippa, even at the stage of making the decision to acquire Parus, he saw the potential of the facility and stable profitability that would allow him to effectively service his financial obligations.
He also emphasized that the cost per square meter was quite acceptable and met his expectations. Maksym Krippa noted that it would have been impossible to build a new business center of this level in Kyiv for the money spent.
With the start of the full-scale invasion, rents in Parusa were almost halved for all tenants. However, they are now gradually increasing, although they have not yet reached pre-war levels. Maksym Krippa emphasized that Parus is a successful business that operates and makes a profit without the need for drastic changes or large-scale reconstruction.
